
As we wrap up the year in Lafayette, Moraga, and Orinda, the data tells two different stories.
While inventory is seasonally low across the board, the pace of the market varies by neighborhood:
Moraga & Lafayette: Things are moving fast. Homes are selling in roughly 20–26 days, and prices are holding strong (up nearly 10% year-over-year in parts of Moraga!).
Orinda: Buyers are being a bit more selective here. We are seeing average market times of 30–50+ days, meaning pricing strategy and home prep are more critical than ever.
The Bottom Line: Despite the headlines, the “Lamorinda Premium” is real. We are seeing strong values closing out the year, but the days of putting a sign in the yard and getting 10 offers overnight have shifted to a more balanced, strategic market.
